Services We Provide
Plat of Survey
This survey basically involves defining the boundaries of a parcel both physically on the ground and as shown on a map. The resulting Plat of Survey maps are generally filed with the county surveyor’s office in the respective county. The map will show the parcel dimensions, any improvements, encroachments, easements, etc., and will include a description of the parcel.
Certified Survey Maps
In Wisconsin the Certified Survey Map allows for subdividing a parcel into not more than four lots. This instrument makes for a smoother and often quicker approval process for smaller land divisions. The general process is similar to that described above for subdivisions. We can handle all of your CSM surveying needs from start to finish.
Topographic Surveys
This is essentially a survey used to create either a three dimensional model of the current physical landscape of the parcel, or a map on paper. The local relief is depicted via contours or spot elevations. These surveys are commonly used prior to planning for development or to solve drainage issues.
Building Stakeout / Building Locate
We can help contractors and builders situate houses and other buildings properly on the parcel. This is usually accomplished by setting offsets which can then be used to locate the foundation and footings. We can also locate the building or improvement "as built" to satisfy the county that the improvements lay within the various "setbacks".
Site Plans
We can prepare site plans which generally show existing features and boundaries, as well as proposed improvements. Many municipalities require site plans to be submitted for approval before any construction can even begin. We can assist with this whole process as well.
Construction Staking
We can fill most any staking needs you may have. From a fence to everything involved in larger developments, such as sanitary and storm sewers, water systems, streets, curb and gutter, sidewalks, buildings, to bike trails and drainage. Often “As built” locations of improvement are required. We can provide this service as well.
ALTA / ACSM Survey
An ALTA/ACSM survey usually combines a boundary survey with a topographic survey. The finished product is a map showing the relationship between the property boundary and improvements. The ALTA/ACSM survey is principally used for developed commercial property and is examined by buyers and lenders who are concerned that the buildings, parking areas, and other improvements are located properly on the parcel. The ALTA (American Land Title Association) and the ACSM (American Congress of Surveying and Mapping) collaborated to develop a set of standards and a checklist of optional items.
Legal Descriptions
A legal description consists of the written words which delineate a specific piece of real property. As land surveyors, we can assist you in decoding the language of the description as well as prepare legal descriptions for property transfers. Most finished maps and all surveys include a legal description of the parcel surveyed.
Subdivisions
Subdivisions can range anywhere from a few lots to a thousand. Subdividing land can be a complicated process taking a fair amount of time (much of it spent waiting for approvals). We can assist you in the process of dividing a parcel into lots for homes or commercial uses. To simplify, this will require a survey of the parcel to be divided. Often this will include a topographic survey to show pre development relief and other existing conditions. The next step is to produce a map showing proposed improvements and new proposed parcels. After the proper government approving authorities have reviewed and approved the land division we draft a final plat or Certified Survey Map (see below) and file this instrument with the appropriate government body.

We can locate and map wetlands as delineated in the field.
